Sage Hill Calgary Real Estate in 2026: Why Condos and Townhomes Outsell Houses
- The surprise: 163 of Sage Hill's 244 sales so far in 2026 were apartment condos or townhouses, even though more than half of its homes are detached houses (CREB; 2021 Census).
- Prices, October 2026 (CREB benchmarks): $697,700 detached, $412,900 row townhouse, $300,600 apartment condo.
- Built recently: 84% of occupied homes went up in 2011 or later; citywide the figure is 18%.
- Suits: first-time and move-up buyers who want new construction on the northwest edge, with West Nose Creek on the east side.
- Local record: Ben Sweet & Associates has at least 15 recorded sales in Sage Hill since 2017 — 5 helping buyers, 9 for sellers, 1 where the team represented both buyer and seller — plus 10 verified client reviews from Sage Hill clients (team transaction records and review platforms, as of October 2026).
What does a home in Sage Hill cost? It depends almost entirely on the type. In October 2026, CREB's benchmark was $697,700 for a detached house, $412,900 for a townhouse and $300,600 for an apartment condo. Because most 2026 sales were condos and townhomes, the all-types benchmark sat at just $427,700.
Sage Hill Calgary real estate does not behave like the detached-house suburb it looks like from 144 Avenue. This is Ben Sweet with what the 2026 numbers say about buying and selling in Sage Hill, what our team has seen in its own deals here, and where the community's quirks are. Every figure below names its source, and October 2026 is the latest month CREB has published.
Why do condos and townhomes dominate Sage Hill sales?
Look at the housing stock first. The 2021 Census counted 3,545 occupied homes in Sage Hill: 55% single-detached houses, 23% row houses, 19% apartments and 3% semi-detached. Now look at who sold so far in 2026. CREB recorded 244 sales: 86 apartments, 77 row townhouses, 69 detached houses and 12 semi-detached homes. Apartments and townhouses together made up 67% of the sales, though they are about 42% of the homes.
Our reading: condo and townhouse owners tend to be earlier in their housing path, so they sell and move up sooner than people in detached houses. That is our interpretation from working here, not a CREB statistic. Either way, the practical effect is that a Sage Hill condo seller is competing against a lot of similar listings, while a detached seller has far less company.
What did each type of Sage Hill home sell for in 2026?

Some context. A detached Sage Hill house benchmarked $62,000 above the North district's $635,700, and $37,400 below the City of Calgary's $735,100. Apartment condos priced almost exactly like the rest of the North district, at $300,600 against $297,000. Sales slowed this year: the 244 Sage Hill sales so far in 2026 are 20.5% fewer than in the same months of 2025. For every community side by side, open our Calgary home prices by community table.
Is it a good time to sell a Sage Hill condo?
It is a buyer-friendly stretch for condos. In October 2026, 17 Sage Hill apartment condos came on the market and 4 sold, a sales-to-new-listings ratio of 23.5%, with 44 still listed at month end. Those that sold took an average of 47 days. Townhouses were similar: 34 listed, 2 sold.
What helps in that kind of market: price against the units that actually sold, not the ones still sitting, and have your condo documents, reserve fund study and fee history ready before the first showing so a buyer's lawyer is not waiting on you. Our condo buying and selling services page covers the document list. How new are the homes in Sage Hill?
Very. Of the 3,545 occupied homes counted in 2021, 49% were built between 2016 and 2021 and 35% between 2011 and 2015. Across Calgary, only 9% of homes date from 2016 to 2021. The census found no Sage Hill homes built between 1961 and 2000.
The growth shows in the City's own counts. Sage Hill had 1,425 residents in the 2011 municipal census and 2,189 a year later. That means two things for buyers. Many homes may still have time left on their new home warranty (ask for the paperwork), and the resale market is full of similar floor plans, so small differences like a finished basement or a double garage carry real weight in price.
What is Ben Sweet & Associates' track record in Sage Hill?
Ben Sweet & Associates has at least 15 recorded sales in Sage Hill since 2017 — 5 helping buyers, 9 for sellers, 1 where the team represented both buyer and seller — plus 10 verified client reviews from Sage Hill clients (team transaction records and review platforms, as of October 2026).
Two patterns stand out in our own files. Most of the work has been for sellers: 9 sales where we represented the seller, 5 the buyer and 1 where we represented both. It has also clustered recently: 9 of the 15 sales came in 2024 or later, and in 7 of those 9 we represented the seller. At least six of the 15 were units in condo or townhouse complexes, which matches what CREB's numbers show for the community as a whole. We never publish client addresses.
One of the qualities that make Ben and his team stand out is that they are incredibly responsive to client questions.Charles E., Sage Hill seller (RankMyAgent)
