Panorama Hills Calgary Real Estate: 2000s Houses, Big Households and 2026 Prices
- Size: about 25,500 residents (2021 Census) on Calgary's northern edge, between Country Hills Boulevard and Stoney Trail, with an average of 3.2 people per household against 2.6 citywide.
- Price check: CREB benchmarks for October 2026 were $709,600 for a detached house, $508,600 for a semi, $356,100 for a townhouse and $272,400 for an apartment condo.
- Age of the stock: the 2021 Census dates about two-thirds of homes to 2001–2010, so most homes here are now 16 to 25 years old.
- Best match: larger families who want a detached house with a yard inside city limits, and buyers trading up from a north Calgary condo.
- Team record: Ben Sweet & Associates has at least 15 recorded sales in Panorama Hills since 2012 — 7 helping buyers, 8 for sellers — plus 11 verified client reviews from Panorama Hills clients (team transaction records and review platforms, as of October 2026).
What does a house in Panorama Hills cost? A typical detached Panorama Hills house had a CREB benchmark price of $709,600 in October 2026. That is about $25,500 below the Calgary-wide detached benchmark of $735,100 and about $74,000 above CREB's North district figure of $635,700. Across every home type, the community's benchmark was $509,300.
I'm Ben Sweet, and my team has worked Panorama Hills deals since 2012. What follows is what the public numbers say about this north Calgary community, plus what our own files show, so you can decide whether Panorama Hills real estate fits your plans before you book a single showing.
Why are more Panorama Hills houses selling in 2026 while condo sales drop?
This is the pattern that stands out in CREB's 2026 numbers. So far in 2026, 139 detached houses have sold in Panorama Hills, 21.93% more than at the same point last year. Over the same stretch, Calgary-wide detached sales fell 4.56% and total city sales fell 10.96%. Inside the community, apartment-condo sales went the other way: 50 sold year to date, down 41.18%.
My read: the houses built in the 2000s boom are reaching the age when first owners sell, either to downsize or to move up. Detached houses made up 139 of the community's 254 sales so far in 2026, which is 55% of everything sold here.
The flip side for sellers: October brought 41 new listings against 20 sales, inventory sat at 92 homes, and detached houses averaged 49 days on market in October against 36 days across 2026 year to date. Pricing to the October numbers, not to the spring, matters.

What is each type of Panorama Hills home worth right now?
| Home type | Oct 2026 benchmark | Sold, 2026 year to date | Change in sales vs 2025 |
|---|---|---|---|
| Detached house | $709,600 | 139 | +21.93% |
| Semi-detached | $508,600 | 23 | +9.52% |
| Row / townhouse | $356,100 | 42 | −16.00% |
| Apartment condo | $272,400 | 50 | −41.18% |
| All types | $509,300 | 254 | −5.93% |

How many Panorama Hills homes has Ben Sweet & Associates sold?
Ben Sweet & Associates has at least 15 recorded sales in Panorama Hills since 2012 — 7 helping buyers, 8 for sellers — plus 11 verified client reviews from Panorama Hills clients (team transaction records and review platforms, as of October 2026).
Our files here lean slightly toward sellers. The earliest recorded deal is a 2012 purchase, and between May and September 2025 the team listed and sold five Panorama Hills homes, two of them condo units. Two of our buyer reviews from this community came from people who were new to Calgary or still living in Toronto when they started looking.
“Ben's suggestions were extremely valuable in getting our home sold in only 4 days.”— Ranjita R., buyer and later seller, RankMyAgent
Every count on this page is a minimum: it comes from our team's transaction records plus verified reviews, and older deals that never made it into those records are not included. When two reviews described the same household's single sale, we counted that sale once.

When was Panorama Hills built, and by whom?
Ultima Development Corporation established Panorama Hills in 1994 on land purchased from members of the Country Hills golf course, which still borders the community to the southwest. Jayman Built, Cedarglen Homes, Shane Homes, Homes by Avi and Cardel Homes all built here. The census shows how fast it filled in: 12% of today's homes date from the 1990s, 65% from 2001 to 2010 and 21% from 2011 to 2015, with almost nothing added since.
What should you look at on a house built between 2001 and 2010?
A 15-to-25-year-old house is past the new-build warranty and into its first big replacement cycle. On a showing or before you list, I ask about:
- the age of the furnace, hot-water tank and air conditioner, and any service records;
- the roof and the original windows, and whether either has been replaced;
- the deck, fence and driveway, which take a beating in Calgary winters;
- any basement development: whether it had permits and, if it is a suite, whether it is registered with the City.
Sellers who have already replaced one or two of these big items should say so in the listing. Our Calgary home selling costs guide shows what a sale costs, and first-time sellers can start with our first-time seller help.
Is there really a historic site in the middle of a suburb?
Yes. A provincial cairn inside Panorama Hills marks the spot where the Methodist missionary Reverend George McDougall is believed to have died on the prairie in 1876, when the area was open country north of Calgary. The Reverend George McDougall Memorial sits on 0.46 acres and was listed on the Canadian Register of Historic Places in 2008. Wikipedia also lists the John A. Lewis Rock Quarry as a historical site within the community.

Which schools serve Panorama Hills?
Schools Wikipedia lists for the community include Panorama Hills Elementary (K–5), Buffalo Rubbing Stone Elementary (K–5), Captain Nichola Goddard Middle School (6–9) and North Trail High School (10–12) on the public side, and St. Jerome Elementary, St. Elizabeth Seton and Notre Dame High School (10–12) on the Catholic side. Designations change, so confirm any address with the Calgary Board of Education or the Calgary Catholic School District before you buy.
